Cedar Bayou Park Announces Selection of Construction Manager



Last month Cedar Bayou Parks, LLC (CBP) announced that their aquatic campus project could no longer be constructed at Hawkeye Downs.  Today they have made the location official at Prairie View Technology Park on I380 off the Wright Brothers Blvd exit, in close proximity to College Community Schools and Kirkwood Community College.  The spot will provide an advantageous setting for local residents throughout the Eastern Iowa Corridor as well as travelers along I-380. In addition to selling the land, the current land owner, Jim Dyer, has shown incredible support for the project by also investing into Cedar Bayou Parks, LLC.  Mr. Dyer said “I am excited about the project because the real winners are the families and young people in Eastern Iowa. The project is a real plus and should be supported by all of us.”

Nick Ford, CEO of Cedar Bayou Parks stated, “Having someone like Jim’s expertise in the development world believing in our project is very exciting, not only financially, but also with tapping in to his experience in developing properties in the Cedar Rapids area.”


With this land purchase, CBP has also announced a major partnership with Miron Construction Co. Inc., as the Construction Manager for the entire initiative.  Last fall, Miron finished construction of their new Iowa location on the south side of Cedar Rapids.  They have also served as the lead on multiple high-profile projects in the area, such as Cedar Rapids’ new Central Fire Station and the University of Iowa’s Elizabeth Catlett Residence Hall.


“We chose Miron because they have successfully completed similar projects of this size and scope,” said Mr. Ford. “In addition, Miron is providing assistance in obtaining financing for the $77 million project.”  The plan was first conceived in 2015 by Mr. Ford. He identified a need in the community, and intended for this project to be a tourist destination, as well as a recreation area for those from Eastern Iowa. The third party feasibility study shows a conservative $20 million a year economic impact to the area.


Cedar Bayou Park’s Deputy Director, Jesse Thoeming, also added that Miron’s inclusion in the project brings a tremendous ‘shot in the arm’ to the endeavor created by Ford two years ago.  “It’s a game-changer,” says Thoeming.  “It accelerates everything we’ve been trying to accomplish.”


Miron’s Vice President of Iowa Operations, Jonathan Daniels, stated, “Miron has identified Cedar Bayou Park as a top priority for the community, and we’re thrilled to have the opportunity to build such an incredible space for individuals living in Eastern Iowa and beyond.”


The organizational mission identifies that there is nothing similar to this project in the Upper Midwest, and that the combination of an athletic and entertainment complex is viable in this market, and can also draw visitors from across the region, if not the country. Cedar Bayou Park will include four extremely tall custom designed signature Skycaliber rides, 15+ regular water rides, two surf machines, wave pool, lazy river, children’s area, swim-up bar, and more. The natatorium will provide a venue for swim meets of almost any level. The 150-room hotel will link the two other parts together for convenience and compatibility.


Shive-Hattery Inc. had already partnered with CBP. “The vision for the Cedar Bayou Park is one-of-a-kind and will become a major attraction for our community,” said Shawn Lueth, Vice President and Office Director of Shive-Hattery’s Cedar Rapids office. “We have worked with the Cedar Bayou Park team over the last year to help turn Mr. Ford’s dream into a reality and are excited for the next steps.”


Mayor Ron Corbett added, "Any successful project needs a great team. Cedar Bayou group has worked hard laying a foundation and putting a first class team together. Great to see they now have site locked down."


“This is a grass roots type of project and we are always looking for people, especially locals, to join us in this endeavor,” Mr. Ford said. “Possibilities range from vendors to future employees and potential partnerships.”
